The Classroom and Lobby Renovations at Boston University鈥檚 Sargent College Health & Rehabilitation Services project was an 8,000 SF renovation of three existing classrooms to enlarge the first floor lobby and to create two auditoriums and two flat floor rooms. Two of the new classrooms are tiered lecture halls with 85 and 100 seats. The project team transformed the previously small, dark lobby into a bright and welcoming entrance for the College of Health & Rehabilitation Sciences that is more efficient and user-friendly. The new larger space features upgraded classroom finishes, seating, and technology, as well as a more accessible Academic Services Center.

Located in the heart of Boston University’s campus, the building remained occupied throughout construction, including the lab space located adjacent to the Commodore Field Office.

A beacon for veterans in Western Massachusetts, the Veterans鈥 Home in Holyoke is committed to providing 鈥渃are with honor,聽聽dignity, and respect鈥 for veterans needing long-term health care. The new state-of-the-art Veterans’ Home will replace the existing long-term care facility that was originally constructed in 1949. At the core of the Holyoke campus, the new 350,000-gsf building will feature 234 long-term care beds. The design is based on the Veterans Administration鈥檚 small house model鈥攁 typical resident floor will be comprised of three 鈥渉ouses鈥 with twelve beds per house, nursing support, and community spaces including dining, living, and den. The eight-story building鈥檚 program includes upgraded clinical spaces for dental care, social services, and a 30-bed dedicated memory care floor, as well as a brand-new 40-person Adult Day Health Program (ADHC).

This project is currently under construction by the 海角乱伦社区 | Walsh Brothers joint venture.

Three buildings demolished, seven stories constructed, one building renovated, and one Citgo sign preserved. Nestled within busy Kenmore Square, One Kenmore Square creates a single, 252,000 SF interconnected building that will be leased to lab research and development tenants.

This complex project involved four existing buildings and comprised three parts: the demolition of three six-story structures, the renovation of one six-story structure, and the construction of a new seven-story structure on the existing parcel of the demolished buildings.

The new mixed-use seven-story building features a first floor/basement restaurant, retail, and amenity spaces, as well as six levels of core office and lab space with a mechanical penthouse level. The scope also included extensive fa莽ade and exterior improvements, including fa莽ade restoration, a new rainscreen system, and a curtain wall, as well as extensive pre-construction services.

The Gritstone Bio project is a fit-out of the 5th, 6th, and 7th floors in the newly renovated and constructed One Kenmore Square building. The newly fit-out space is a mix of office and lab space across 75,000 gsf. Level 5 is 65/35 mix of lab to office, while Level 6 is a 70/30 mix of office to lab. The 7th floor features a cafeteria and conference room that overlook the Charles River, adjacent to the historic Citgo sign.

The project spans three buildings in Kenmore Square, a major traffic artery, and was completed concurrent to the base building renovation. Two of the three buildings are also over one hundred years old, adding additional complexities to transforming the space into labs. The team needed to work around different elevations, ceiling heights, and materials to add in cold rooms and MEP support systems.

This 16,600 SF phased renovation and expansion transforms the new headquarters for The Davis Companies on the 21st floor of 125 High Street. The office was occupied for a portion of the project, requiring careful coordination by the project team. Phase 1 encompassed expanding the existing footprint to add more amenities like a lounge and team rooms. The completed project features a conference center with a new lounge and pantry, traditional and open office settings, and a new reception space with a high-end galaxy glass wall. Scope also includes brand new MEPs and high-end millwork, as well as upgraded HVAC, lighting, and AV systems.

One Charles Park transforms an existing 413,000 SF office building into a lab- and office-ready core for six separate tenant fit-outs in the heart of Cambridge鈥檚 life sciences community. 海角乱伦社区 completed the base building repositioning, as well as the fit-out of the ground floor lobby and five tenant floors. The base building project included interior demolition of the existing office building, a mechanical penthouse expansion, and utility upgrades in preparation for a lab building fit-out.

The fit-out program included typical 60/40 lab/office buildouts for five tenant floors. An accelerated program schedule was developed to deliver the first three tenant floors concurrently, requiring a unique procurement strategy and enhanced MEP coordination that overlapped with the completion of detailed design.

All work was coordinated while ground floor retail tenants remained operational in the building which required extensive planning to keep key life safety systems and utilities active at all times while being replaced with new systems. The completed project is designed to achieve LEED Silver and Fitwell certifications.

Project specifications:

  • Extensive preconstruction efforts to curb industry challenges in sourcing labor
  • Complete replacement of all MEP systems to convert the building for lab use
  • Installation of shared lab utility systems, including generation equipment and distribution risers for compressed air, vacuum, and gaseous nitrogen/carbon dioxide

The new Rentschler Biopharma Inc. (Milford, MA) Manufacturing Center (RBMC) is a 45,000 SF three-level building expansion with an additional 10,000 SF retrofit of existing space. This new facility supports 鈥淔ed Batch鈥 production of products at the 2000 L scale, including 22,000 SF of manufacturing cleanroom space, a cell culture room, and support areas for four 2000 L single-use bioreactors. The building expansion and site modifications include core manufacturing, a utility mezzanine, a warehouse expansion, and office modifications.

The new site will more than double Rentschler Biopharma Inc.鈥檚 commercial cGMP manufacturing capacity, enabling their U.S. operations to centralize support services for seamless production, with the foresight for facility conversion to new modality production if market demand changes.
